AppFolio runs your properties.
Nothing runs your business.
Elevates reads every system your management company runs and tells you each month which owner accounts, vendors and units need action, what it is costing you, and whether last month actions worked.
Which owner accounts, vendors and units are costing you money, and what to do about it.
See the detail for Property ManagementEvery system reports on itself.None of them reports on you.
Your property management system, your accounts package, your works-order tool and the compliance spreadsheet are all good at their own job. Most of them now include their own reporting and their own automation. The limit is not capability. It is that each one can only see the data inside itself.
AppFolio, Buildium or Yardi
It knows: Leases, rent due, delinquency, notices, unit history.
It cannot see: What any of it actually costs you to service.
The accounts package
It knows: Invoices, vendor spend, owner statements, the ledger.
It cannot see: Which property or owner account each line belongs to.
The works-order tool
It knows: Jobs raised, vendors assigned, jobs closed.
It cannot see: Whether the same fault keeps coming back to the same unit.
The compliance spreadsheet
It knows: Inspections, certificates and their renewal dates.
It cannot see: Anything at all, until somebody opens it.
The questions that cost money span two systems. Which owner account cost more to service than it paid. Which vendor keeps coming back to the same property. Which unit is turning with an inspection already lapsed. No single product can answer these, because no single product holds both halves.
What arrives each month
One document, in this order, delivered to the person running the department. The software is how we do it. This is what you buy.
What we said last month, and what happened
Every item we raised last month, with what was done and what it changed. Items nobody acted on stay on the list and say so.
What needs action now
Five items at most. Each one names a property and carries a number. Five things somebody can act on beats forty things nobody reads.
What changed, and why
The movements worth knowing about across the portfolio, with the reason behind each rather than the percentage on its own.
What we could not see
The questions your data could not answer this month, and what would have to change for it to answer them next month.
The shape of a single action item, by way of example:
"Unit 12, Rosewood Court. Four plumbing call-outs in five months, same vendor, $1,840 in total. The rent covers the cost. The cause does not appear to have been addressed."
An illustration of the form. It is not a customer result.
The portfolio diagnostic
- Ten working days from the day access is granted.
- Two systems connected, read-only.
- A findings document you keep, whatever you decide afterwards.
If we do not find at least the guaranteed threshold for a firm your size, starting at $10,000, there is no fee.
What we need from you
Read-only credentials for two systems. That is the whole requirement to begin.
AppFolio, Buildium, Yardi and RealPage can all create a read-only user in a few minutes. We will point you to where, for yours.
What we never touch
- No write access to any system.
- No migration. Nothing moves.
- No schema changes. Your data stays as it is.
- Nothing is replaced. You keep every tool you have.
What we have deployed so far
Elevates is a young company. Below is the one deployment currently running, described as it is.
A 50-property short-term rental operator, London
Four systems connected, read-only.
The four systems feed a single view. Each month the operator receives a list of properties needing action, each with the number behind it, instead of four separate reports to reconcile by hand.
This is short-term rental, not long-term rental management. We do not present it as an equivalent reference. It is the only deployment currently running.
Pricing
Published, so you know before you book a call.
Ten working days. If we do not find at least the guaranteed threshold in recoverable value or cost leakage, there is no fee.

Tell us which systems you run and how your month-end works. We will tell you where we would look first and what we would expect to find. If there is nothing worth finding, we will say so.
The call is free. The diagnostic that follows starts at $2,500, and without at least the guaranteed threshold found, there is no fee.
